Home Building Finance Ireland (HBFI)

Home Building Finance Ireland is a state‑initiated lender dedicated to expanding the supply of finance for commercially viable residential projects of five homes or more across the Republic. Operating as a private company limited by shares, HBFI provides a suite of specialised funding products, including Small‑Development loans, Housing & Apartment financing, Social/Affordable‑Housing schemes, Green‑Funding for sustainable builds and the Accelerate programme for rapid delivery.

The primary clients are Irish housebuilders – particularly small‑ and medium‑sized developers, 90 % of whom deliver fewer than 50 units annually – as well as developers of social and environmentally‑focused housing. Since its launch, HBFI has grown loan approvals by 25 % to €3.32 bn (2025) and increased its lending capacity by 27 % through a €200 m facility with Danske Bank.

In addition to financing, HBFI offers data products, research publications and case‑study insights to support the residential development sector and promote sustainable growth in Ireland’s housing market.
